The process, step by step

We search the market
Portals, landlord contacts and off-market flats. We verify each one.

Viewings
In person with you, or live video if you're still abroad. We ask the awkward questions.

Lease check
We translate the contract and explain rent, czynsz, deposit, notice and penalties.

Signing & handover
We attend the signing, photograph the handover protocol and store your copy.

The exact amount is agreed with you in writing before the first viewing.
Rent and czynsz are always shown as two separate lines, never merged. If anyone quotes you one number "all included", ask for the split in writing.
Documents you'll need
- Passport or national ID (and residence card / visa if you have one)
- Student: enrolment certificate or student ID
- Working: employment contract, B2B contract or 3 recent payslips
- PESEL number if already issued (not always required)
- Proof of funds for the first month + deposit
- Guarantor details — only some landlords ask for this
How to spot a scam
- The 'landlord' is abroad and wants a deposit before any viewing
- The price is 30–40% below everything similar in that district
- You're pushed to pay by crypto, Western Union or a personal card transfer
- The same photos appear on several listings under different names
- No written contract is offered, or the contract is only in Polish and they refuse to explain it
