1. Who we are
Nowa Estate is a rental intermediation service operating in Warsaw, Poland.
2. What the service covers
We search the market against your brief, verify listings, arrange and attend viewings, translate and explain lease documents, and support the handover. We are not the owner of the properties we present and we do not operate an inventory of our own listings.
3. Fees
Search, shortlisting and viewings are free. A commission of 100% of one month's rent + 23% VAT becomes due only when a lease is signed for a property we introduced. No payment of any kind is requested before you have viewed a property. The exact amount is agreed with you in writing before the first viewing.
4. Your obligations
Provide accurate information about your budget, household and documents, and inform us promptly if you sign a lease for a property we introduced to you.
5. Cancellation
You may stop the search at any time at no cost before a lease is signed. Consumer withdrawal rights under Polish law apply where relevant.
6. Landlord terms
Listing a property with us carries no upfront cost. Commission terms for landlords are agreed individually in writing before marketing begins.
7. Liability
We verify listings with reasonable care but are not a party to the lease between you and the landlord. Our liability is limited to the fees you have paid us, except where Polish law does not allow such limitation.
8. Governing law
Polish law applies. Disputes are subject to the competent courts of Warsaw.
